Shawmut Design and Construction Breaks Ground on the Emblem 125 Mixed-Use Project in Providence

PROVIDENCE, RI — Shawmut Design and Construction, a construction management firm, has broken ground on the Emblem 125 project located in Providence, Rhode Island. The project is one of the largest mixed-use buildings to break ground in the I-195 Redevelopment District.

In partnership with developer Exeter Property Group and architecture firms Torti Gallas + Partners and ZDS, Shawmut will transform the 1.16-acre site into a modern, mixed-use destination. Totaling 256,000 square feet, the nearly $90-million development will include 248 residential units, 22,700 square feet of ground floor retail space, among other lobby amenity areas and 1,800 square feet of rooftop space. Public investments in the project include a direct financial investment from the I-195 Redevelopment District Project Fund and a Tax Stabilization Agreement.

“The sale of Parcel 28 is a huge step forward for the growth of the Providence Innovation and Design District,” said Governor Gina M. Raimondo. “Exeter Property Group’s proposed development will make the Innovation District a better place to live, work, and shop. I look forward to continuing to support new growth in the Innovation and Design District and across the state.”

“We’re honored to continue building the vision that is the Providence Innovation and Design District, creating a vibrant, forward-thinking hub in the state’s capital city,” said Kevin Sullivan, Executive Vice President at Shawmut. “As one of the area’s largest mixed-use buildings, Emblem 125 will mark a pivotal point in the ongoing transformation while bringing residents, entrepreneurs, and business to the area.”

Aimed at attracting the modern resident or visitor, Emblem 125 combines desired amenity spaces with sophisticated design and will feature a two-story atrium lobby, a second-floor co-working lounge, and two exterior courtyards. Additionally, resident units will feature a neutral pallet with modern amenities for comfort and personal stylization.

"The Exeter Property Group team is thrilled to play a part in the continued growth of the Providence Innovation District,” said Bryan Lamb, Principal at Exeter Property Group. “We commend and thank the I-195 Redevelopment District for the long-term vision, investment, and perseverance that has enabled our project, Emblem 125, to contribute to the obvious momentum in Providence."

Due to COVID-19, there was no official groundbreaking ceremony. However, Shawmut has deployed enhanced safety protocols to mitigate the risk of infectious disease spread across all jobsites, rolling out new procedures, jobsite innovation, and a COVID-19 risk assessment and response plan nationwide. These protocols are implemented at the Emblem 125 site and include Shawmut Vitals — a custom technology platform which allows team members to self-certify daily health screenings by scanning a job-specific QR code and completing a health survey.

This project marks Shawmut’s fifth in and around the I-195 redevelopment, which includes Point225, the River House Apartments, Davol Square Marketplace and the currently in-progress Aloft Hotel.
